Area home sales ahead of last year’s pace

Home sales in the Twin Lakes Area continue to increase and are ahead of last year’s record setting levels. So far in 2021, 216 homes have been sold in Baxter and Marion Counties, ahead of last year’s pace which was 211 homes through the first three months of the year. There were 1,276 homes sold in 2020 in Baxter and Marion Counties, the most ever for the North Central Board of Realtors.

The latest numbers from the Arkansas Realtors Association show 85 homes were sold in Baxter and Marion Counties in March of this year. That is a 26.9% increase over the 67 homes sold in March of 2020. The average price of sold homes increased 10.3% in March to $176,303. For the year-to-date, the average sale price in Baxter and Marion counties is $168,992, up 8.8% from the first three months of last year.

Fulton County had six homes sell in March, down from the seven that sold last March. Year-to-date, 15 homes have sold in Fulton County, up 25% from last year. The average sale price of homes in Fulton County has increased 41.7% to $155,722.

Izard County saw a huge jump in sales in March with 15 homes sold, up 87.5% from March, 2020. Year-to-date numbers show Izard County with 33 homes sold, up 32% from last year. The average sale price is up a whopping 63.9% to $166,239.

In Boone County, March home sales increased 70.1% from last year with 131 sales. Year-to-date, 308 homes have sold in Boone County, an increase of 44.6% from 2020. The average sale price of homes in Boone County so far in 2021 is $150,908, up 10.8% from last year.

Benton County in northwest Arkansas continues to lead the state in home sales with 606 in March and 1,566 for the year. The average home sale price in Benton County is also highest in the state at $306,855.

Ten counties in Arkansas have average home sale prices which are more than $200,000.
